General Booking Conditions
Booking Confirmation
A reservation is confirmed only once the required prepayment has been successfully processed through our website. For payments made via bank transfer (upon request), confirmation will be issued after the amount has been credited to our account. For reimbursable rates, the balance will be charged to the credit card provided 2 days before arrival. If the payment cannot be processed due to insufficient funds or other issues, we reserve the right to cancel the reservation.
Security Deposit
A pre-authorization of €500 may be applied to the credit card used at the time of booking. This amount is not charged and will be automatically released at the end of the stay, provided that no damage to the property, furnishings, or equipment is reported.
City Tax
The applicable city tax can be paid directly via our online check-in tool: https://palazzinamaresa.kross.travel/guest
If unpaid by the end of the stay, we reserve the right to charge the due amount to the credit card provided at the time of booking.
Long-Term Stays (Over 30 Days)
For stays exceeding 30 days, a rental contract will be issued in compliance with local laws. This contract will be provided free of charge before check-in.
Utility Consumption (Stays Over 21 Days)
For stays longer than 21 days, electricity and gas readings will be taken at both check-in and check-out. Charges will be based solely on actual consumption, calculated according to national tariffs. No additional fees will be applied.
Check-in and Check-out
Check-in: from 3:00 PM
Check-out: by 11:00 AM
Early check-in or late check-out requests are subject to availability and may incur an additional fee.
Number of Guests and House Rules
The number of guests may not exceed that indicated in the reservation unless prior authorization is obtained. All guests are required to respect the house rules displayed on the premises, including those relating to the no-smoking policy, noise, and use of shared areas.
Cleaning and Maintenance
Final cleaning is included in the rental price, unless otherwise specified.
Extra Services
Palazzina Maresa is officially registered as a Casa Vacanze (holiday home) under Tuscan Regional Law n. 86/2016. This classification means that we are not a hotel and, by law, cannot provide continuous hotel services such as 24-hour reception, daily housekeeping, room service, breakfast, or restaurant facilities.
We guarantee the legally required services for holiday homes, including:
Fully furnished apartments
Wi-Fi
Air conditioning/heating
Equipped kitchen
Initial and final cleaning with fresh linens and towels
Liability
The property owner assumes no responsibility for accidents, injuries, or illnesses occurring during the stay, nor for the loss, theft, or damage of personal belongings.
Booking Modifications
Requests to modify dates or number of guests must be made at least 5 days prior to arrival. All changes are subject to availability and property confirmation.
Force Majeure
Palazzina Maresa shall not be held liable for failure to fulfill its obligations due to causes beyond its control (e.g. natural disasters, strikes, or government restrictions). In such cases, remedies will follow the applicable cancellation policy.
Governing Law and Jurisdiction
These terms are governed by Italian law. Any disputes shall fall under the exclusive jurisdiction of the courts of Florence, unless otherwise required by mandatory provisions.
Acceptance of Terms
By confirming the reservation, guests acknowledge and accept these General Booking Conditions.
